This unique property, containing a country estate including a modern country house and a large surrounding plot, is located in the settlement of Felsőörs, which can be found in the Buda-agglomeration, on a line from Budapest, in western direction over Budakeszi, about 28 km far from the border of Budapest. It is four km far from Zsámbék, and just one km from Szomor, located on the road between these two settlements. Administratively, it is part of the municipality of Mány.
The location is very well accessible: it are just about 8 kilometers to reach motorway M1 (Budapest-Vienna), and also highway no. 100 which can be reached within 5-6 minutes.
In a about a quarter of an hour, one arrives at the Budapest Ring (M0), as well as several new modern shopping centres, including IKEA, hypermarkets etc.
The property is located on a well-accessible, well asphalted road with public street lighting, making it easy to access both in winter and summer. A busstop for the line heading to Budakeszi-Budapest Széna Square can be found about in two hundred meter. All public facilities are available, including gas, electricity, phone, water supply etc. The building is well-built, but needs some renovation, especially from the outside, such as plastering and painting. In total, there is over 500 sq.m. gross living space.
The object offers many good possibilities for further development, such as for tourism, leisure, using it as a villa with practice or office at home and the like. Changing it into a hunting estate, horse farm, private clinic, wellness centre, educational centre, wholesale depot or representative office with a hall are all possible. Considering its location, it is also very interesting for investment!
In 2012, a new golf course will be ready in nearby Zsámbék, just four km. far from the property; a little further, in Bicske and Páty, there are already golf courses. Quite near to the real– one kilometer distance – is the Zsámbék Central Theater and the Military Museum. The town of Etyek is also near to Felsőörs, and here will be also great developments, such as a new film-studio.
